Thinking about selling?

We don’t list your house. We launch it.

This market does not hand anyone a sale. The homes that sell are the ones priced right and presented better than everything they are up against. That is the whole job, and it is mine.

Listing a house is easy.

That’s different.

Before a single buyer sees it, the photography, the story, the pricing and the marketing plan are already built. By launch day every hard call has already been made.

01PrepWalk-through, repairs that matter, packing.
02PositionPricing, staging, the story we tell.
03LaunchPhotos, video, Showcase, a real launch weekend.
04MarketBuyers, agents, neighbors, every channel at once.
05NegotiateNot just price. Certainty, timing, protection.
06CloseInspection to keys, I stay on it.
The listing launch

Most listings get uploaded.
Yours gets launched.

Anyone can put a house on the MLS. A launch is one coordinated moment where every channel fires at once, while your listing is brand new and getting the most attention it will ever get. That window does not come back.

  1. 01Nothing goes live early.Photography, video, the 3D tour, the floor plan, the copy and the price are finished and approved before your address appears anywhere public. A listing that shows up half built never gets that first impression back.
  2. 02Everything drops at the same moment.MLS, Zillow with Showcase, your own page on my site, John L. Scott, social, my email list, the broker network and the buyer agents already working your area. One push instead of a trickle.
  3. 03The launch weekend is planned, not hoped for.Showings and an open house are scheduled into the window when your listing is newest, so the traffic arrives while buyers are seeing it for the first time.
  4. 04Then you see the numbers.Views, saves, shares, showings and real buyer feedback, and a straight conversation about what all of it is telling us.
Optional: First Look

Northwest MLS lets eligible sellers market a home for up to 21 days before its official Active launch, with full broker access, optional showings, and you in control of how public it goes. It can build a waiting list before day one. Not every house needs it, and we decide together whether yours does.

What actually decides it

Two things sell a house right now. Everything else is noise.

Buyers have options and they are comparing yours to all of them, side by side, in the same ten seconds. These are the only two levers that move the outcome.

Lever one

Priced to sell, not to test.

A price chasing the market from behind loses money every week it sits. We set yours against real comparable sales and real buyer behavior, not hope, and we set it before we launch rather than correcting it after.

Tanya’s take: “The first two weeks are the ones that matter. I would rather price it right and have a decision to make than price it high and have a problem to fix.”

Comparable salesThe first 14 daysPricing strategy
Lever two

It has to look better than the competition.

Buyers scroll fast. Your house gets one chance to stop a thumb, and that chance is a photograph. Professional photography and video, real staging guidance, and a listing that looks like a magazine instead of a database entry.

Tanya’s take: “Nobody falls in love with a house in person that they scrolled past online. The photos are not the marketing. The photos are the product.”

On TanyaBarrans.com

A listing page that feels like a magazine.

Every home I list gets its own page on my site. The full gallery, the floor plans, the 3D tour, the story of the house and the neighborhood, and a way to reach me on every screen. Your house gets a destination instead of a row in a database.

Zillow Showcase Included

Only one listing in ten on the market gets Zillow Showcase. Every home I take is one of them.

  • 3D Home tour
  • Interactive floor plan
  • Aerial views*
  • Professional photos
  • Video on the listing*
  • Virtual staging
  • Priority placement
  • Emails to interested buyers

Your own page, and the best placement Zillow sells. Every listing I take gets both.

The signature move

Want to sell in about 60 days?

Here is the plan, day by day, so nothing lands on you at the last minute.

60 to 45 days out

I see it the way buyers will

Goals, timing, price range, repairs, staging and showing logistics. Plus a straight answer on whether that renovation is worth doing. Usually the answer is keep your money.

45 to 30 days out

Fix what matters

Touch-up paint, deferred maintenance, bulbs, trim, landscaping. We are removing buyer objections, not building a new house.

30 to 21 days out

Start packing

Seasonal stuff, overflow, extra furniture. You are moving anyway, so Future You gets a head start and the house starts looking bigger.

21 to 14 days out

Make it shine

Deep clean, windows, floors, staging, curb appeal. This is where “lived in” becomes “ready,” and it is the part buyers feel without being able to name it.

Launch week

I build the machine

Photography, video, pricing, Zillow Showcase, MLS strategy, social, broker outreach and a real launch weekend. Your workload shrinks. Mine explodes.

Who does what

Two lists. One sold sign.

In this market the best looking home at the best price is the one that sells. I bring the strategy, the marketing and the negotiating. You bring the house at its absolute best. Neither one of us gets it sold alone, so here is the honest version of what that takes.

Your list
  • Declutter and start packing early
  • Handle the repairs we agree actually matter
  • Budget for paint, deep cleaning and staging
  • Keep it show ready while it is on the market
  • Leave for every showing, every time

Some of this costs money. All of it comes back at the offer table, and I will tell you plainly which jobs are worth doing and which ones are not.

How to prep for listing photos

Before you decide it is too much

Tanya’s take: “I have done my half too. When I sold my own home I did not hire a stager. I cleaned, decluttered, moved furniture around and fussed over every single corner myself, with a baby on my hip and the world shutting down around us. Every person who walked through assumed it had been professionally staged. If I could pull that off in that season, you can absolutely do it in yours.”

Negotiation. Inspection. Appraisal. Escrow. Closing. All mine.

After launch I watch what the market tells us, the showings, the feedback, the listings you are competing with, and we adjust. No disappearing-Realtor act. You will always know what is happening.

And then?

I negotiate
like a beast.

The highest number on page one is not automatically the best offer. Getting the right offer is strategy.

The receipts

From $127,000 to $2,040,000.

Thirty eight closings in the portfolio, across Renton, Kent, Maple Valley, Covington and Ravensdale. Starter condos and half-million-dollar family homes and everything either side of that. The strategy changes every time. The standard does not.

Tanya did an amazing job selling our home. When it came time to negotiate, she got the best price for us.

Christian Herzberger · Google review

She sold our house, helped us find a new house, and just sold my dad’s house for way more than we listed it.

Ready now, or not yet

What could your house sell for, and when should you start?

Online estimates have not walked through your house. They do not know about the remodel, the new roof, or what buyers are actually reacting to this month.

Thinking “maybe next year”? Perfect.

That is a great time to talk. The earlier I see the house, the easier it is to make smart decisions, and the more time you have to spread the work out instead of doing all of it in one expensive month.

Let’s talk about your house.

You can love a home and still be ready for what is next. Tell me your goals and I will tell you honestly what selling would look like, what it would take, and what it is worth.
