I don’t look at this page and see a list of houses I sold. I see the people. The trust. The weird, funny, hard, strategic moments that happened between “maybe someday” and “we did it.”
Some of these stories changed a family’s life. Some involved 30 offers, a Christmas tree in July, or writing a contract on the road to Yellowstone. Some were quiet wins that turned clients into lifelong friends. Every address takes me back to a chapter I still remember, and together, they tell the story of my career.

This was one of my very first listings, and apparently I decided being the listing agent wasn’t enough because I basically became the project manager, too.
My sellers lived out of state, so they trusted me to coordinate the remodel, get the house ready, and handle all the moving pieces from here. Then I met the eventual buyers at my open house. We looked at plenty of other homes afterward, but they just kept coming back to this one.
One house, two happy clients, and one of the transactions that shaped the way I still do this job today: if it needs to get done, I’m probably going to figure out how to get it done.

Years later, she was shocked to learn she’d been one of my first. She said she never would have known because I had always seemed so knowledgeable and experienced. I’m not sure there was a better compliment she could have given me.

I had a baby. COVID had just turned the entire world upside down. And somehow I decided this was also an excellent time to get a house ready for market. I worked my BUTT off.
By the time we listed, people kept asking who staged it. ME. I DID. While actually living there with a small child. 😂 It sold for what was, at the time, the highest sale in the neighborhood.
It may require some work, some strategy and possibly a slightly unhinged amount of determination, but you can make a lived-in home market-ready.

A Zillow lead called me because he’d been walking through the neighborhood, saw people packing up a house and asked if he could take a peek inside. Turns out the people packing? MY FRIENDS. 😂
They were the tenants and had already shown him around before he ever called me. We connected, moved quickly, and were under contract within about 24 hours. Sometimes everything just lines up.

The market was absolutely bananas and my buyers were debating whether to compete on another house that already had multiple offers. Meanwhile, this one was just sitting there. And it made absolutely no sense to me.
I remember telling them, “There is no reason this house should still be available. THIS is the one you buy.” So they trusted me, and we got it without getting sucked into the bidding-war madness.
About a year and a half later, life took them somewhere new, I got to sell it for them, and they walked away roughly $400,000 ahead of where they’d started. I will never stop talking about this house. 😂

I priced it to generate attention and my brother, the seller, was convinced I had lost mine. To be fair, he still had a CHRISTMAS TREE in the house in JULY, so I’m not sure he was the one who should have been questioning anybody’s decisions. 😂
Then we listed. There was literally a line down the street, and we ended up with somewhere around 8–10 offers. None of us realized it was only the beginning of one of the craziest markets we’d ever see.

This was a market where buyers weren’t being handed favors. Inspections were waived, appraisals were messy, and sellers had ALL the leverage. But the seller and listing agent trusted that I would close. They allowed me to inspect, worked with me through a low appraisal, and gave me flexibility buyers rarely got.
There was some luck involved. There was also strong communication, trust, and doing exactly what I said I would do. And now it’s home.

About a year before we sold, I told these sellers I was concerned we might struggle to get $515,000. Fast-forward one year: they had moved out, so we staged the house top to bottom and launched it into one of the hottest markets I’ve ever seen.
People lined up outside. We received THIRTY OFFERS. And the house I wasn’t sure would get $515K a year earlier? Sold for $800,000.
It was insane. It was chaotic. It was ridiculously fun. And yes, I’d happily do it again.

Apparently I thought Yellowstone was an appropriate place to write a competitive real estate offer.
Two days before a 10-day road trip, I got a call from Google. Then that weekend he called from an open house: “I want this house.” So there I was, riding down the highway, PASSENGER, for the record 😂, writing an offer using the car Wi-Fi.
Offer review landed on the day we’d be inside Yellowstone, a place famous for having basically NO CELL SERVICE. I warned the listing agent that if I disappeared, I was probably standing next to a geyser searching for one bar.
We wrote an incredibly strong offer. And WE WON. I enjoyed Yellowstone considerably more after that.

I love the result, obviously. But I love the connection behind it even more. One conversation became one client, then another move, then a dad who trusted me too. That is the part of this career I’ll never take for granted.

We stayed in touch. When it eventually came time to sell, he told me there wasn’t anyone else he wanted to do it.
That one means a lot to me. This business really can be that simple: help people. The rest has a funny way of working itself out.

By the time I came along, he’d been through repairs, HOA disputes, more repairs and approximately enough condo drama for one lifetime. We staged it, photographed it beautifully, and launched.
After everything he’d gone through, it flew off the market and we got him top dollar. Nobody deserved an easy ending more than this guy.

I LOVED this day.
These buyers came unbelievably organized and had hilarious little nicknames for every house. We spent basically the entire day driving ALL over the place, evaluating, laughing, and narrowing down what felt right. Then we found this one. THIS was the one.
There was a lesson hiding in its history: earlier feedback and offers hadn’t matched what the seller hoped it was worth, so they held out. Eventually the market told the story, and it likely cost them significantly.
Your house doesn’t know what you want it to be worth. The market responds to price, presentation, competition and timing. Lucky for my buyers, this opportunity landed in their lap.

She really wanted to live in Maple Valley, but as a single mom working her butt off to take care of her kids, she didn’t think buying there was even possible. Then I found this house.
The listing photos were… let’s call them unfortunate. 😂 The house looked ROUGH online. The tenants were literally walking around complaining while we toured it, which wasn’t exactly helping my sales pitch. But underneath all of that, we could see the potential, and some of the scary stuff was fixable.
We got the house. Watching this woman, who worked incredibly hard to provide for her kids, become a homeowner in the community she truly wanted? One of my happiest real estate moments. Easily.
